OFFER LABSPACE FOR LEASE LIFESCIENCE PARK COMPLEX

The Project involves construction and rental of 20000 m2 of utility area to be found in three separate buildings located at Bobrzyńskiego Street 14 in Krakow, by the end of 2012. The buildings will be constructed stepwise with different purposes: Technology Park is designed for big and medium institutions/companies, Bio-Incubator for small and start-up companies, and Technology Park II for large and medium companies and institutions. The Park is fully adaptable for the specific needs of individual companies. The facility can be customized according to the specific needs of chemistry, biology, microbiology, pharmacology, and nanotechnology type of laboratories.

The first building – Technology Park I, with working space 5 980 m2 was assembled and accredited as ready-to-use in November 2008.

The laboratory area is designed to adapt with a full flexibility depending on the individual needs of the renting company. The infrastructure can be adapted to conduct advanced research in the area of biotechnology, biomedicine, biology, chemistry, pharmacology, physics, nanotechnology, and environmental analysis. The laboratory space is fully integrated with a social or common area to serve as an inseparable part of research and development process in the Park. The business infrastructure includes: meeting and conference rooms (including audio and video support), with social and technical areas.

STAGE I – TECHNOLOGY PARK I (TP I)

The building has a total space of 5 980,00m2. 3 200,00 m2 is dedicated strictly for laboratories and another 1 825,00m2 is predicted for common spaces (e.g. conferences rooms, resting areas, lockers rooms etc.). Building is designated for both commercial laboratories, as well as research and organizational use for national and international institutions from the life sciences sector. This particular building is intended for large and medium companies, which conduct long and expensive research projects. Labspace is adaptable for the requirements and demands of individual clients and can be also organized according to the requirements of any sophisticated research equipment.

Research laboratories are associated with an flexible area that can be used exclusively by the employees and include storage for miscellaneous lab items, social and sanitary areas (changing rooms), as well as meeting rooms for scientific and non-scientific personnel.

STAGE II – BIO-INCUBATOR

The Bio-Incubator is fully designated for renting of office and laboratory area, as well as technical and organizational area for small (spin-off) and start-up companies from the life sciences sector. In contrast to the Technology Park buildings, Bio-Incubator will offer more organized and standardized research environments with a stronger business support section. The project predicts 35 laboratories (50 m2 each) to be set up as rentable research area, equipped with a basic office and research equipment that will enable renting start-up companies for immediate initiation of their business and research activities.

Total available space of the Bio-Incubator is estimated at 6780 m2, of which research laboratories will account for 1775.5 m2 including integrated supporting areas. In addition to that other types of services will be available, including: office space, conference rooms and food court.

 

STAGE III – TECHNOLOGY PARK II (TP II)

The Technology Park II (TP II) will serve as an extension of the TP I therefore the specification and functionality will be similar between the two. The total available space in the TP II will account for 6235 m2, additionally with animal facilities in the basement. Parking area in the basement will also be available for employees only.

In addition to the research and office facilities located in the three buildings of the Park, social, and recreational facilities will be planned as well, including: fitness club, day, care, wine bar and scenic terrace.

The park infrastructure is available for park employees.
